Coordinate with lead supervisor ? Scheduling maintenance staff ? Walking units ? Resolving all maintenance complaints.
Talking over problems with office manager.
Some issues may have to be resolved with resident, office manager and maintenance manager together.
If issues are to resolved, you may have to call the supervisor ? Have weekly maintenance meetings with staff to continuously keep them up to date on preventative maintenance ? Make sure staff and on call man are aware of proper procedure for leak and flood calls.
? Go over with the technician on call proper procedure for emergency calls ad how to knowledgeably notify the tenant if their a/c is out etc.
and that it may take up to 24 hours to order a new unit or part.
Make sure all calls are reported to the maintenance manner the next morning.
If a call cannot be handles office manager must be notified immediately.
? Follow up on all maintenance word orders within 24 hours.
For all leak, flood, electrical calls to make sure all have been addressed properly and there are no hazards.
